Why we recommend more frequent visits
- Pests and disease are caught within days, before they spread across shared turf and common areas.
- Sightlines, signage and walkways stay clear year round, reducing safety and liability concerns.
- Overgrowth and weeds are handled before they become a complaint to the board or management office.
- Storm debris is cleared the same week, so entrances and amenities always look ready.

Frequently Asked Questions
What’s included in each maintenance program?
Every Cold Creek commercial and HOA program includes mowing, edging along beds and hard surfaces, shrub trimming, perennial care, weed maintenance in beds, and debris removal, including clippings, leaves, and fallen branches. The difference between programs is visit frequency, which we recommend based on your turf type and how much planted area your property has.
How long are your maintenance contracts?
Our commercial and HOA agreements begin with a one-year minimum term, with multi-year agreements available for properties that want long-term consistency. Your account manager will walk through terms with your board or management team before anything is signed.
How quickly do you respond after a storm?
Storm debris and common-area issues are handled the same week, so entrances, walkways, and amenity spaces stay presentable and safe. For urgent issues like downed limbs blocking access, contact your account manager directly and we’ll prioritize a same-day or next-day response.
Do you handle irrigation repairs?
Yes. Our irrigation team repairs and maintains commercial systems, so your grounds crew and irrigation service come from one company with one point of contact.
Can you bid on our RFP or provide a proposal for our board?
Yes. We regularly prepare proposals for HOA boards, property managers, and commercial owners. It starts with a property walk-through, so our pricing is based on your actual grounds and not an estimate from a satellite image. Request a walk-through and your account manager will take it from there.
How do you communicate and report on service?
Every account has a dedicated account manager who handles scheduling, reporting, and communication directly with your board or management office. You’ll always know who to call, and you won’t be routed to a call center.
Are you licensed and insured?
Yes. Cold Creek is fully licensed and insured, and we’ve cared for Aiken and CSRA-area properties for nearly 50 years, including HOA common areas, commercial grounds, and multi-property portfolios. Certificates of insurance are available on request.
